So you want to invest with SIP?  Here’s how you can.

Flips – Loan Option
– Sip Inc. pays the fees to legalize the deal between the investor and SIP Inc.
– Rate of return for short term loans (investments) is 8%
– Interest portion is paid back monthly
o Ex: $100,000 loan pays $8,000/yr
o $8,000yr/12 months = $666.67/month
– Once the project is complete or the investor wants their initial investment back the $100,000 is returned

Flips – Joint Venture
– Legal fees to legalize the deal between the investor and SIP Inc. are split 50/50
– The investor is responsible for 100% of the capital required to purchase the property and all of the renovations and other expenses including monthly bills
– SIP Inc. is the project manager and is responsible for obtaining permits (if required) and hiring the contractors to complete the renovation
– Once the project is completed and sold the profits are split 50/50 between the investor and SIP Inc.

Joint Venture Option – Duplex Conversion 50/50 split
– The investor is responsible for 100% of the capital required to purchase the property and all of the renovations
– Once the property is renovated and rented out we get the property refinanced and pull out the equity
– 100% of the equity goes back to the investor
– SIP Inc. is the project manager and is responsible for obtaining permits (if required) and hiring the contractors to complete the renovation
– When the decision is made to sell the property the mortgage is paid off and the profits are split 50/50 between the investor and SIP Inc.
